**Job Description**
The HVAC Technician II performs preventive and corrective maintenance on commercial HVAC and building systems to ensure safe, reliable, and efficient operation. This role focuses on inspecting, servicing, and repairing heating, ventilation, air conditioning, and related mechanical and electrical equipment while following established procedures, safety standards, and maintenance schedules.
**Responsibilities**
+ Perform preventive maintenance on HVAC systems according to CMMS schedules, including changing filters and belts, cleaning cooling and heating coils, checking condensate drains, and lubricating bearings on pumps and fans.
+ Install and replace lighting ballasts and bulbs in response to CMMS work requests.
